Our Affordable Housing Program serves residents of Douglas and Sarpy counties, Nebraska, with an emphasis on low to moderate income families, minorities, and women.

 

Get up to $50,000 to use toward the purchase of homes that we build. Incentives are based on your income and family size. With all income producers in your household, you must make less than the amount listed for the appropriate family size:

Pre-qualification Criteria

All participants must meet other criteria for pre-qualification:

 

·   Complete the Homebuyer Education Course through Family Housing Advisory Services or Consumer Credit Counseling Services.

 

·   Meet credit requirements including having no tax liens, judgments, outstanding collections, and/or child support or alimony in arrears.

 

·   If the participant has filed bankruptcy, it must be at least 2 years from the date of discharge.

 

·   Meet affordability standards. Participants cannot exceed 33% Housing to Income Ratio and 42% Debt to Income Ratio. This means that your principal, interest, taxes and insurance payment cannot exceed 33% of your total gross monthly income nor can that housing expense plus any debts exceed more than 42% of that gross monthly income.

Homeownership Education

NeighborWorks Omaha applauds the latest decision by Congress and the Obama Administration to renew the homebuyer tax credit. We urge homebuyers to seek homeownership education. We feel this education plays a significant role in determining whether or not homeownership is suitable at this time. 

  

If you would like to take advantage of the extension, register for homebuyer education classes through either Family Housing Advisory Services (1-888-573-0495) or Consumer Credit Counseling Services (1-877-494-2227) and let us help you put the pieces together.
